PAMMO — ACCEPTABLE USE POLICY (AUP)

This Acceptable Use Policy ("AUP") sets out the rules and restrictions that apply when you access or use the Pammo AI property-workflow service (the "Service") operated by AEDOWON CO., LTD and AEDOWON SINGAPORE PTE. LTD. (UEN 202612161D) (together, "Pammo", "we", "us").
This AUP is incorporated by reference into the Pammo Terms and Conditions of Service (Main) V1 and supplements §10 (Prohibited Conduct) of the Main T&C. Defined terms have the meaning given in the Main T&C.
PLAIN LANGUAGE: Pammo is an AI-powered real-estate workflow tool. Use it for legitimate property work. Do not use it to generate or facilitate illegal, harmful, deceptive, or fraudulent listings. Do not scrape competitors or violate MLS / portal rules. Do not engage in housing discrimination. Do not abuse our referral programs, payments, or technical infrastructure. Violations may result in content removal, account suspension, commission / Creator-program forfeiture, permanent ban, and reporting to law enforcement.
1. SCOPE AND APPLICATION
1.1 This AUP applies to all Users of the Service — Free-tier Users, Beta PRO subscribers, PRO subscribers, ULTRA subscribers, Affiliates, Creators (Pro + Elite), FGF Inviters / Invitees, and Enterprise / multi-seat brokerage accounts.
1.2 The AUP applies to:
- Your Input (text prompts, images, audio, files, brand assets, audience / lead lists, OCR-uploaded documents)
- Your Output (AI-generated content you commission and deploy — listing descriptions, contract drafts, etc.)
- Your use of the Service's technical interfaces (web app, mobile, API, browser extensions)
- Your participation in referral / commission / reward programs (FGF, Affiliate, Creator)
- Your marketing communications about Pammo or the Service
1.3 The AUP applies regardless of whether you are a consumer or a business User and irrespective of your geo-route (TH or International).
2. PERMITTED USE
You may use the Service to:
- Create, manage, search, and showcase property listings for which you are an authorized listing agent or the property owner;
- Generate listing descriptions, headline suggestions, multi-language adaptations, and image enhancements for your own listings;
- Draft transactional documents (letters of intent, offers, lease agreements, brokerage agreements) as drafting aids only, subject to independent legal review (per Main T&C §8.4);
- Use Property Discovery to identify supply / demand patterns from publicly-accessible real-estate-portal sources, in compliance with each source's terms of service;
- Manage co-broker / deal pipelines, customer matching, and contract pipeline through Pammo's modules;
- Refer new Users via FGF, Affiliate, or Creator programs in compliance with the Program Rules and applicable program-specific terms.
3. PROHIBITED CONTENT
You shall not generate, store, transmit, distribute, solicit, or publish via the Service any content that:
3.1 Illegal or Harmful Content
(a) is unlawful, fraudulent, deceptive, defamatory, libelous, obscene, pornographic, sexually explicit, violent, hateful, harassing, threatening, abusive, or otherwise objectionable;
(b) constitutes child sexual abuse material ("CSAM") or any content that sexualizes, exploits, or endangers minors. Such conduct will be reported to the U.S. National Center for Missing & Exploited Children (NCMEC), the Royal Thai Police, the Singapore Police Force, the UK Internet Watch Foundation, and any other competent authority. Your account will be permanently banned and frozen for evidence preservation;
(c) constitutes non-consensual intimate imagery (NCII), sexual deepfakes of real persons, or any synthetic media intended to defame, deceive, or harm an identifiable individual;
(d) incites or promotes terrorism, violent extremism, mass-casualty events, or recruitment to terrorist organizations;
(e) constitutes hate speech targeting protected groups (race, ethnicity, national origin, religion, gender, sexual orientation, gender identity, disability, age) or content inciting violence against them;
(f) constitutes disinformation, election interference content, public-health misinformation, or content designed to deceive voters, consumers, or regulators;
(g) relates to weapons (biological, chemical, radiological, nuclear, conventional), illegal drugs, or other regulated goods in violation of applicable law;
(h) facilitates human trafficking, forced labor, child labor, or exploitation (a particular concern in the real-estate context where housing-related sex-trafficking can occur);
(i) constitutes defamation of identifiable persons or entities.
3.2 Real-Estate-Specific Prohibitions
(a) Fake or Fraudulent Listings. Property listings that are fictitious, mis-represent ownership or authority, or describe properties that do not exist or are not for sale / rent.
(b) MLS / Portal Violations. Listings that violate the rules of any Multiple Listing Service (where applicable), Thai or regional real-estate portals (e.g., DDproperty, Hipflat, Baania, Estopolis), the Real Estate Brokers Act B.E. 2557, or analogous laws of your jurisdiction.
(c) Title / Ownership Misrepresentation. Generating or publishing listings that misrepresent property title, chanote status, foreign-quota status, condominium juristic-person status, or encumbrances.
(d) Listing Fraud. Bait-and-switch listings, double-listings without authorization, listings designed to harvest customer contact data without intent to broker the property.
(e) Foreign-Ownership Violations. Listings or transactional documents that misrepresent or attempt to circumvent the Condominium Act B.E. 2522 foreign-ownership quota, the Land Code restrictions, the Foreign Business Act B.E. 2542, the Lease Hold restrictions, or analogous foreign-investment restrictions of the jurisdiction.
3.3 IP / Privacy Violations
(a) infringes any patent, copyright, trademark, trade secret, right of publicity, right of privacy, or other intellectual-property or proprietary right;
(b) uses any person's name, image, likeness, or voice without their consent (including via deepfake or voice-clone generation);
(c) discloses or processes sensitive personal data of third parties (health, race or ethnicity, religion, sexual orientation, biometric, genetic, criminal-record, political-opinion data) without the explicit consent required under Thailand PDPA §26, Singapore PDPA Schedule 2, or GDPR Art 9;
(d) impersonates any person, brand, brokerage, agency, or entity, or falsely states or misrepresents affiliation.
3.4 Fraud and Deception
(a) fraudulent advertisements, pyramid or Ponzi schemes, fake real-estate-investment schemes, fake testimonials, fake reviews;
(b) deceptive financial, tax, legal, employment, housing, credit, or political claims without required substantiation and disclaimers;
(c) phishing, credential harvesting, malware distribution, or impersonation of legitimate services (including impersonation of Pammo);
(d) counterfeit goods or content promoting counterfeit goods;
(e) fake property reviews, astroturfing, or bid-rigging.
4. PROHIBITED USE OF THE SERVICE
You shall not, and shall not permit any third party to:
4.1 Technical Abuse
(a) reverse-engineer, decompile, disassemble, or attempt to derive source code, model weights, system prompts, or training data (except to the extent prohibited by applicable law);
(b) use bots, scrapers, automated agents, or any means other than published interfaces to access, query, or extract data from the Service;
(c) circumvent rate limits, credit metering, Fair Use throttle, or technical access controls (the ULTRA FUP throttle is not a hard block but is also not to be technically bypassed);
(d) introduce any virus, worm, Trojan horse, ransomware, or other malicious code;
(e) probe, scan, or test vulnerability without prior written authorization, or breach or attempt to breach any security or authentication measure. Coordinated disclosure of vulnerabilities is welcome at security@pammo.co;
(f) use the Service to develop, train, improve, or benchmark a competing AI service, model, or product (including using Pammo's AI Output to train a competing model);
(g) resell, sublicense, white-label, or otherwise commercially redistribute the Service or its Output as a stand-alone offering competitive with Pammo;
(h) scrape, mirror, or republish the Service's UI, documentation, or system prompts.
4.2 Account Abuse
(a) maintain more than one personal account without written authorization (Organizations may maintain seat-based accounts per Pammo-Pricing-Schedule-V1 §9);
(b) sell, lease, sublicense, transfer, or assign your account without our prior written consent;
(c) share login credentials with persons not authorized as seats on your Plan;
(d) attempt to bypass account suspension, ban, or termination by creating new accounts (associated-account ban applies per Main T&C §17.4).
4.3 Referral / Commission Program Abuse
(a) engage in FGF self-referral, household-account referral, sock-puppet referral, or referral-link farming;
(b) operate Affiliate / Creator referrals through controlled or related accounts (IP / device / payment-method / email-domain match — AB1, AB2, AB6 per FGF-Affiliate-Business-Rules-V3 §7);
(c) manufacture fake conversions, fraudulent signups, or chargeback rings;
(d) engage in cookie-stuffing, iframe injection, forced redirects, typosquatting, or paid-search bidding on "Pammo", "พามโม่", or related trademarks without written consent;
(e) operate coupon, cashback, or rebate sites that share Affiliate / Creator Commission with Referred Users without prior written consent;
(f) initiate invalid chargebacks without first following the dispute SOP (Main T&C §7.5). A successful chargeback constitutes presumptive fraud and results in permanent ban;
(g) attempt to stack Beta-pricing with Affiliate / Creator referral discount (blocked by Pammo-Program-Rules-V1 §7.2 — rule A15) or to engineer same-cycle dual-attribution beyond the cap rule in §7.1 (rule A16);
(h) attempt last-touch attribution gaming (cookie is first-click, per Pammo-Program-Rules-V1 §4.5).
4.4 Real-Estate Industry Abuse
(a) MLS / Portal Scraping. Use the Service or its Property Discovery module to scrape, harvest, or extract data from competitors of Pammo, third-party property portals, or any source where such extraction would violate the source's terms of service or applicable law (including the Thai Computer-Related Crime Act B.E. 2550 (2007)).
(b) Dual-Agency Misrepresentation. Use the Service to generate listing or contract content that obscures dual agency or undisclosed broker conflicts in violation of the Real Estate Brokers Act B.E. 2557 or applicable broker-ethics regulations.
(c) Land-Department Misuse. Use generated contracts or documents in ways that misrepresent ownership or encumbrances to the Land Department or any registry.
(d) Condominium-Quota Evasion. Generate or use listings, contracts, or marketing content designed to evade the Condominium Act B.E. 2522 foreign-ownership 49% quota or Land Code restrictions on foreign land ownership.
4.5 Advertising-Platform Abuse
(a) violate the terms of service, advertising standards, developer policies, or acceptable use policies of any integrated third-party platform (Meta, Google, TikTok, LINE, YouTube, Omise, Polar, or others), as such policies are updated from time to time;
(b) use the Service to manage ad accounts that violate the policies of those platforms.
4.6 Fair Housing & Anti-Discrimination
You shall not use the Service to engage in or facilitate housing discrimination in violation of the Thai Constitution §27, the EU Race Equality Directive 2000/43/EC, the U.S. Fair Housing Act (42 USC §3601 et seq.), or analogous fair-housing laws of your jurisdiction. Specifically prohibited:
(a) generating, publishing, or targeting listings or audience-criteria that exclude or prefer audiences on the basis of race, color, religion, national origin, gender, sexual orientation, gender identity, disability, family status, source of income, age (where protected), or any other protected characteristic;
(b) using prompts such as "Thai-buyers-only" except where the foreign-quota disclosure is legitimately and accurately stated under the Condominium Act §19 / §19 bis quotas (i.e., where the lawful quota is full, the disclosure of "Thai buyers only" reflects a legal status, not preference discrimination);
(c) using prompts such as "no children", "no families", "no people with disabilities", "no LGBTQ+ tenants", or any analogous discriminatory exclusion;
(d) using Property Matching or audience-segmentation features to engineer discriminatory targeting (digital redlining is prohibited).
You are responsible for ensuring that prompts, listings, audience targeting, and AI Output do not encode discriminatory preferences.
5. AI-SPECIFIC RULES
5.1 No Deepfakes of Real Persons
You may not use the Service to generate synthetic media (image, video, audio, voice) of real, identifiable persons without their documented consent. This applies even where the synthetic media is non-sexual — e.g., generating a fake "testimonial video" by a real owner.
5.2 AI Disclosure
Where required by law (FTC AI Endorsement Guides, China Deep Synthesis Regulations, EU AI Act provisions on AI-generated content, BMA / NEM advertising-disclosure norms where applicable), you must disclose that Output was AI-generated when you deploy it in commercial communication.
5.3 No Generation of Regulated Advice
You may not represent AI Output as legal, financial, medical, tax, psychological, real-estate-valuation, or other professional advice. The Service is not a substitute for qualified professionals. Generated contracts are template aids only and must be reviewed by qualified counsel per Main T&C §8.4.
5.4 Human Review
You must review all Output before publication or commercial deployment. You are responsible for the accuracy, legality, and compliance of any Output you use.
5.5 No Training of Competing Models
You may not use Pammo's Output to train, fine-tune, distill, or benchmark a competing AI model or service per Main T&C §9.5(a).
5.6 OCR Limitations
OCR-extracted document data (e.g., from chanote photographs) is best-effort and not a substitute for Land-Department verification. You may not use OCR results as the sole basis for transactional decisions; verify against authoritative records.
6. PRIVACY AND DATA PROTECTION
6.1 Third-Party Data You Upload
When you upload personal data of third parties (customer lists, audience data, lead contact lists, OCR documents that contain owner identities, employee data) as Input:
(a) You represent that you have a lawful basis for processing that data and for instructing Pammo to process it on your behalf;
(b) You must obtain any explicit consent required for sensitive personal data (Thailand PDPA §26, Singapore PDPA Schedule 2, GDPR Art 9);
(c) Pammo acts as a Processor for that data per the Data Processing Addendum;
(d) You indemnify Pammo under Main T&C §16 for any claim arising from your unlawful processing.
6.2 Children's Data
You may not upload personal data of children under 13 (or the local higher age) without verified parental consent. Pammo does not knowingly process children's data.
7. ENFORCEMENT
7.1 Investigation
We may, in our sole discretion and without prior notice, investigate any suspected AUP violation. We may:
- Review your Input, Output, account metadata, listings, and usage logs (subject to data-protection limits);
- Request additional information from you;
- Contact platforms, law-enforcement, or regulatory authorities where required.
7.2 Actions We May Take
Depending on the severity, recurrence, and good-faith / bad-faith of the violation, we may:
(a) Remove or block specific Output, Input, or listings; (b) Disable specific Service features for your account; (c) Suspend your account pending investigation (with the 14-day challenge + 30-day mediation window under Pammo-Program-Rules-V1 §8.4); (d) Terminate your account permanently; (e) Forfeit unpaid Commission, Product Credits, or referral rewards (per Main T&C §10.4 + §17.4(e)); (f) Recover chargeback costs, processing fees, and reasonable administrative costs; (g) Ban associated accounts (per Main T&C §17.4); (h) Report to law enforcement, regulators (Thai PDPC, Singapore PDPC, MAS, IRAS, Thai Revenue Department, Royal Thai Police, etc.), or relevant platforms; (i) Pursue civil or criminal remedies.
7.3 No Refund
Per Main T&C §7, account termination for AUP violation does not entitle you to any refund of paid fees, except as required by mandatory consumer-protection law (Thai CPA B.E. 2522, Singapore Consumer Protection (Fair Trading) Act, EU CRD where applicable).
7.4 Appeal
You may appeal any enforcement action by emailing legal@pammo.co within 14 calendar days of the action, providing reasons and evidence. We review and respond within 14 calendar days. The 30-day mediation window under Pammo-Program-Rules-V1 §8.4 applies to commission / Creator-program disputes. Appeals do not stay the action pending review, except where immediate action is not required by safety, fraud, sanctions, payment-processor, or legal-risk obligations.

Include: description of the violation, URL or content ID (if applicable), your identity (or anonymous if preferred), and any supporting evidence.
9. CHANGES TO THIS AUP
We may update this AUP from time to time. Material changes will be notified by email and in-app banner at least 30 days before they take effect; non-material clarifications take effect immediately upon posting. The "Last Updated" date reflects the most recent change.
